Board Meetings take place on the 3rd Wednesday of each month (January through October) at 5:00 PM. The location rotates between Board Member homes. The Annual Meeting is held in November (date to be announced).

Pickup will be delayed one day after the following holidays:

** Note this exception: When a holiday falls on a weekend, the pickup date is not altered (ie – Sunday, July 4 – while the holiday was generally observed on Monday, July 5, the trash/recycling people do not have the day off!)

Condominium Documents & Protocols

The information in this web site is meant to be a quick reference for the most common rules and regulations, but it is not a substitute for the Declaration and the By Laws, which should be read and understood by each Owner.  In addition, the Board adopts rules and regulations from time to time.  If there is a conflict between this web site and the Declaration or the By Laws, the Declaration and the By Laws are the controlling documents.  If you have questions that go beyond what you see here, please feel free to ask the Board President or the Manager for clarification, or refer to the Declaration and By Laws for further information.  By Ohio law, when purchasing a condominium, each Owner is to receive a copy of the Declaration of Condominium Ownership and a copy of the Association By Laws.

Article III, Section 2. Item (O), of the Declaration and Bylaws provides guidance regarding “Architectural Control” as residents consider projects and maintenance items:

No building, fence, wall, sign, landscaping, planting or other structure/improvement shall be commenced, erected or maintained upon the Condominium Property, or any part thereof, nor shall any exterior addition or change or alteration therein be made, until the plans and specifications showing the nature, kind, shape, height, materials, color and location of the same shall have been submitted to and approved in writing by the Board or its designated representative or representatives, in its or their sole and unfettered discretion.

Further, Article X, Maintenance and Repair, Sections 1 and 2, address the responsibilities of the Association and individual residents regarding maintenance and repair of lawns, shrubs, trees, walkways, driveways, patios, decks, stairways, and more.

Approval Guidelines:  Any neighbor who would like to seek approval for any exterior alteration or change must first submit a drawing/proposal along with a variance request to the appropriate Committee (see the Committee Roster and Committee Responsibilities in the Resident Portal) for review and approval. A copy of the request must also be sent, by either the homeowner or the Committee Chair, to Jason@condocolumbus.com. The Committee will review, approve, or ask for revisions, and will then refer the proposal to the Board for approval.  No work should be commenced until Board approval has been obtained. 

TYPICAL WORKFLOW — drawings/proposals and variance request are sent to the Committee by residents prior to the end of the current month.  The Committee meets within the first two weeks of the following month.  The Board entertains the Committee recommendation(s) during the third week of the month and the neighbor is notified of approval/request for revisions/decline. 

NOTE:  To further clarify the above, the Landscape Committee reviews/approves the placement of pots or statuary, addition of  landscape lighting, and removal/planting of landscape materials.  Removal and replacement of diseased or overgrown landscaping in the common area is at Association expense.  Removal and replacement of landscape in the 20 ft. area from the foundation in back is at owner’s expense.  Planting of annuals in front or back does not require Committee or Board approval.
